'The Overflow', Chinchilla - Diverse Income - Separately Titled 100 Mgl Water Allocation

'The Overflow' is situated approx. 20 kilometres northeast of Chinchilla with bitumen road frontage the entire way to the property. It consists of 267.2 Ha split on both sides of the access road.

Property consists of developed brigalow, belah and softwood scrub soils predominantly on eastern side of property then heading west into undulating brigalow, belah with some box country and then further onto creek flats with coolibah, pine and ironbark influence consisting of darker creek soils.

There is currently 40 ha (approx.) of improved irrigation cultivation country on eastern side of the road which has been largely utilised for improved cropping such as watermelons, pumpkins and hay production. Water is pumped via mains and pipes under the road with all infrastructure in place and incorporated in the sale of the property. It is currently well grassed with a large body of Rhodes, green panic and buffel. This portion of the property is currently leased until December 2023.

The western side of the property also has a further 40ha of undulating improved pastures of Rhodes, green panic, buffel and some native blue grass all resulting in excellent weight gains for beef production. The western side is divided into three separate paddocks all being well watered and all leading to a laneway system that allows for ease of mustering. The previously cultivated paddock also has the ability to be irrigated with mains watering.

The property's strongest feature is water. It currently has a separately titled 100 MGL water allocation out of Branch Creek and is located within the Condamine Balonne Zone CBU-18. It has a nil flow condition with a maximum flow rate of 12.1 mgls per day.

In conjunction with this allocation the property also consists of a large weir in the creek and numerous smaller lagoons and waterholes domiciled throughout. The creek largely forms part of the far western boundary of the property and is also easily accessible by stock if required. The property also has another dam consisting of approx. 3,000 m3.

The property has sound infrastructure with two homes and numerous sheds. The main homestead consists of two very large bedrooms, large kitchen and lounge / dining area set amongst excellent water views. The second cottage is a smaller one bedroom cottage with similar features. Both houses are currently rented and they would be keen to continue to stay after settlement if offered the opportunity. Sheds include 1 x 4 bay machinery shed, 1 x 3 bay hay shed and a pump shed housing all relevant pump controls.
